On your next visit to Las Vegas take a leisurely drive south down the Strip (LV Blvd) and note the major changes.

Everything is just about brand new once you past the airport heading south and it appears that some major enterprises are settleing down in anticipation of a major influx of home owners and renters in that area.

I've been told that it is the fastest growing area in Las Vegas at present, so it you want to see what that part of the desert looks like, you better get there and start looking fast because a month or two later, you ain't gonna recognize it no longer.

At present once you pass those Outlet Stores across the freeway from Silverton you'll be seeing a number of attractive time share units, the forthcoming South Coast Hotel Casino, little shops and shopping centers,neighborhood taverns, and real estate signs offering parcels of vancant land for development.

And new living communities by the dozens starting at $299,999.99!

But with room for a pool, look elsewhere and expect to pay $399,999.99.

Desert space in LV ain't cheap no more!

I have a feeling that the Strip and all those new casinos will be heading south in that direction soon.

I hereby name it "South Strip, Las Vegas".

will8, have you seen the view at night from out west? There's a lot of single family homes going south for a long stretch.

I agree somewhat with you except I doubt that it will be while I am still around? One of our first trips was when I went to the "Hacienda" for a "Nine Ball" pool tounament and it was WAY out of town and thought of as outside of nowhere!
I think that there will be much fill-in around the North end prior to southern expansion?... smile

Wendell, I'd guess just about 2 miles driving distance. Over a mile south, and maybe a half mile or more to cross the freeway and wiggle into their entrance.

Silverton - Originally Boomtown. When Boomtown first opened you could pan for gold at the front door.

I did it once but must have lost it in the stock market a year or so later.

Today its called Silveton with major changes all around cept that it is now more difficult getting into that parking lot.

They recently expanded the casino and added the Mermaids and built a major sports goods store that is a site-seeing attraction in itself.

Plus the coffee shop there (if you can really call it that) is one of my favorite stop off places for lunch. (Haven't been there for dinner yet, but I think that the menu is the same no matter what time of day you go.)

And I like that little bar built in "a grove of trees" with the trailer off to the side. GO inside and it turns out to be a bowling alley of some sorts. (For some reason that little bar is never open when I show up! They must have good scouts issueing an early warning!)

I now make it a habit to stop by for lunch every time I go to Las Vegas.

Do the same and I think you'll like it.

And if you do manage to have a cocktail in that little grove of trees, let me know how you like it.

What a coincidence! I wish I could attend but I won't be in LV until much later this year.

But you folks that do attend will have a great chance to check out that part of town and see what's been happening.

Just make sure you drive up the Strip (south) on the east side of the freeway.

And also check out that coffee shop and the Mermaid show and have a great time.

Please keep us up to date on all the stuff that's new and happening in that part of LV.

I strongly recommend the Silverton "coffee shoppe" for a great lunch or dinner. It's right on the other side of the Shady Grove Lounge.

will, the coffee shop you mention is the Sundance Grill. There are just a very few items that you can't get 24/7. For instance, they don't deliver the prime rib to the kitchen until about 4:30pm. There might be limited hours for the baked potato, I'm not sure. My biggest problem with the place is that it is too small, especially for the prime time lunch and dinner crowd. Still you can check in, get a buzzer, and goof around the 5 cent machines nearby. I'm sure you've noticed the parking facilities are not ideal at the Silverton.

May I suggest you try Twin Creeks (their steakhouse) for dinner one evening? It's not as good as The Range, Delmonico, or any of the fancy places. What you get is pretty good bang for the buck in the $20 steak catagory. $17-25 gets you a salad, steak, and a couple of veggies in a fine dining lodge atmosphere. I suggest the NY steak, or prime rib. I found the porterhouse and rib eye to be weak. The tuna was not impressive either. The waitstaff is friendly and you should get along well with them. Sonya is my favorite server. Reservations reccomended, since it is too small for the crowds also.

i agree with jmt on twin creeks,got to be one of the best deals in town.the new southcoast casino,i predict, will be a huge success in that area and the silverton will have to get bigger to compete for the locals money.the southcoast will be my new home.

Thanks, JMT. I had intended to eat at Twin Creeks the last time we were in town but never did make it due to other complications and the fact that there is just too much to do in LV. But we do plan to go there on our next vsit. Thanks for the suggestions too!

Dag, I am also looking foreward to the opening of the South Coast. Have they announced that opening date yet? And when will they start taking hotel room reservations? Do you have any specifics on what their plans will be to compete against the Silverton?

will-the last i read was early o6 and to compete with the silverton all they have to do is open it's the silverton where the deals are going to be good.i also expect to pay more at the southcoast than i do at other coast properties.silverton has a very loyal locals croud which i think they will keep.

Hears what I heard in the gossip at the boyd properties about the southcoast. Many current boyd employess are looking forward to the opening. Boyd personel are supposed to get first concideration for emploment at that property, not coast employees, they are second.
A lot of current boyd employees are looking at the Southcoast as being the next big thing. If your a downtown Boyd employee, you got to think tips will be better and everything will be new. As one employee confided, boyd only likes to fix things as they break in these downtown properties. With the new southcoast, everything will be brand spank'n new. A pleasent change from the daily problems of working in an aged hotel casino. Secondly, a few are looking at it as logistics, Closer to home.
Lets face it, a coast casion with friendly Boyd employees, sure does sound inviting. My only worry is what state will that leave the downtown properties in?

Just read an article saying that the South Coast will spearhead a construction boom along the south Strip south of the airport.

Folks, we can now watch another part of LV history in the making.

Only three years ago it looked like the days of Mr Speigle.

Today it looks like the LV of the 50's.

A couple more years and Wynn and Trump will be buying up all
they can.

We were just there in June, and it seems like there is construction in all directions from and on the Strip. I have to wonder when the area will be over saturated with time-shares and hotel rooms.

Hearing rumors that the big storm down New Orleans way may start a major migration westward once again and many of those good folks will be making LV their permanent residence.

Anyone forsee another LV construction boom?

Will, I finally saw a news story that matched your vision. Olympia Gaming is planning a huge resort at LV Blvd and St. Rose Pkwy. The investors may call it Southern Highlands Casino. It will have a nice high rise, shopping, dining, shows and everything else a modern resort has. The investors forsee the strip going all the way down to there and maybe a little further. One thing I liked about the story is that did not mention the word "condo." While the investors were excited about the project, the news reporters wondered where the casino workers would live. At casino wages, it's harder and harder to find affordable housing in this town.

I saw the story on KTNV ch 13 a few moments ago. You can check their website, but that is one of the worst media websites I've ever seen for posting local news storys that they air.

They say they can start groundbreaking next year and the resort should be completed in about 2 years.

This could be a "Bugsy call" but I bet ya all within 10 - 20 years, that the Strip casinos will stretch all the way down to St Rose Parkway and possibly even beyond. All it took was a leap over the airport eastments to get it moving!

South Coast will be remembered as the major business that made that leap when all the others thought it was crazy!

History always repeats itself!

For those unaware of the south end of the strip, St. Rose Parkway is pretty much the END of the strip before it blends into I-15.

And let's not forget that Stations Casinos has a huge plans for a resort at 215 and Durango, which is about 4 miles west of the strip.
